Sometimes referred to as a “Narrative Report,” this appraisal is the most thorough and complex appraisal. This appraisal is recommended in situations such as legal disputes where attorneys are trying to settle a case outside of court, when complex legal issues are involved, or when large sums of money are at stake. In this appraisal, the appraiser:
-identifies and defines the marketplace in which comparable animals were found and explains why that particular market was used and describes the condition of the marketplace used and explains why it is so
-fully explains how the appraiser determined the value of the subject animal and gives supporting evidence and logical reasoning that validates such conclusion
-includes a description, including condition and sales price of each comparable animal used in the appraisal report
-shows the appraiser’s work including mathematical calculations, comparable animal descriptions, explanations describing market conditions, a detailed explanation of the reasoning used to arrive at the value conclusion, bibliography of any books/articles used to establish the subject property’s value, etc.
